We are a community-driven initiative dedicated to preserving our floodplains and preventing harmful development that threatens Trinity Estates and surrounding neighborhoods in south Benbrook, TX located adjacent to the Trinity River.

Awareness Campaigns
Educating the public on the importance of floodplains and responsible development in Trinity Estates.
No ingress or egress for emergency vehicles or for safe evacuation. The City has confirmed that Timberline Drive during a flood will have 2.5-3.5 feet of water on the road which is a huge safety issue and an unacceptable condition for a new development. Safety should always be over profits.

Dust Pollution has been intolerable for over 2 years from the 30k yards of untested fill dirt dumped into the floodplain. We need action! Call the City, take pictures, and send complaints to the TCEQ.

This is a video of the Dust Cloud entering the neighborhood September 2025. This occurs frequently as the builder frequently uses a dry sweeper to remove all of the untested fill dirt from the roads. All of the dirt/dust is pushed into the adjacent neighborhood.

Development Advocacy
Campaigns aimed at halting inappropriate development in floodplain areas. Send emails to Benbrook City Council weekly asking for their support in stopping the destruction of our floodplain that protects our neighborhoods. We have an important election coming soon, get ready to VOTE.
Just wanted to give you a quick heads-up on a meeting we had with with the city of Benbrook today about phase 4 of Trinity Estates. Thanks to Doug and Heath for meeting with us and answering our questions!
We were mainly trying to figure out exactly what Sandlin Homes needs to do to get phase 4 approved. Here's the process.
* They've already submitted their initial plans (the plat) to the civil planning committee and need approval. That is still being worked.
* Next, they need the Benbrook Water Authority's okay – that hasn't happened yet and we need to monitor their Agendas to see when this is coming up.
After Civil Planning Approval and Water Dept approval, it goes to the planning and zoning commission (P&Z) for final approval. *This is the crucial step.** Since no rezoning is needed, it won't go to the city council afterwards. This is where we must focus our efforts to make sure things are done right. We must stop it here at P&Z!!

We also checked on a few other things:
* The flood insurance study (CLOMR) is approved for the whole 73 acres. They will need another LOMR if the P&Z approves, we can’t let it get here.
* The city confirmed that the planned wall along Timberline will indeed be 11 feet high because it will be sitting on 5-foot fill dirt. Nothing like a prison wall to look at daily.
* The city will own the bridge, but the homeowner's association will be responsible for the drainage system that connects to the stock tank. This is a big concern because it's a single point of failure and it is a critical flaw in the hydrology. And the pipe is already 50% clogged. If that drainage system can't handle the backflow from the river, all that water will end up flooding Timberline and our homes more than ever.
And the City had no good answer as to why they would allow a new development to be built with no ingress or egress because Timberline will be under 2 1/2 to 3 1/2 feet of water when we flood. Benbrook City should have been trying to improve the floodplain situation, not make it worse for future residence trying to escape a flooding area onto a street with 3 1/2 feet of water on it.
